A price list with anchor prices — produced and published for you

From 1 October 2026 Croatia's anchor-price obligation extends to accommodation services. We produce your price list in the prescribed form, as PDF and CSV, publish it on your website, and update it every time your prices change.

The rule is clear. How to comply is not.

A government decision published in Narodne novine 101/2026 extends the anchor-price obligation to all services, accommodation included.

You don't know what has to be on it

Each service needs a name, a retail price, an indication of whether the price is part of a special offer, and an anchor price. Four items most existing price lists are missing.

You don't know your anchor price

For services brought in from October, the anchor price is the one that applied on 10 September 2026. It has to be reconstructed per unit and per season — and documented.

It cannot stay static

The moment you change a price, the list has to be updated. A one-off PDF nobody touches is out of date with the first seasonal change.

What people ask most

What is an anchor price, exactly?

It is the earlier price shown alongside the current one, so the guest can see whether a discount is real. If an apartment normally costs €150 a night and you now offer it at €120, the €120 is shown together with an anchor price of €150.

The point is that you cannot manufacture a "discount" by raising the price just beforehand.

My prices change by season. How is that shown?

The list is built per tier — unit × season. Every combination gets its own row with a retail and an anchor price. When a season starts or a price changes, the list is updated; that is covered by annual maintenance.

I only advertise on Booking and Airbnb. I have no website.

The decision speaks about publishing the price list on the service provider's website, so the first question is whether you need one at all — check that with your accountant, as it depends on how your activity is registered.

How long does it take?

Once you send us your prices, the list is usually finished and published within two to three working days. If it is urgent and you have few units, it can be the same day.

What if the regulation changes again?

We follow the changes and contact clients on annual maintenance. Adapting the format of the list to a new rule is included — you do not pay for the work again.
